Adding properties
Every registered user in Domaza can add properties in his/her account, either for sale or to rent. This is done in ‘My Domaza’ from the ‘My properties’ menu using the submenu ‘Add new property’, located in the upper right part of the ‘My properties’ page. After you click on the ‘Add new property’ button, opens a page containing the following tabs:
1. General Settings – a section, including information about the location, type of deal and property type, price, the area in square meters and more. If you are going to add more properties with the same location, you should check the ‘Remember’ box.
1.1. Setting the location of the property is done via several options:
- Country – from the list select the state where your property is located
- Region/Area – shows you a list of all regions/areas in the given country
- City/Highway – shows you a list of all cities in the selected region/area
- District/Metro – shows you a lost with all districts in the city you have chosen
- Subway station – a list with all subway stations in the town
- Distance to town (km) – you can enter the distance from the property to the nearest town in kilometers
- Postal code – enter the postal code of the place, where the property is located
- Street/popular place – enter the name of the street on which the property is situated or a popular sight nearby
- Street number – enter the number of the street of you property
- Google Maps – you can use Goolge Maps to pinpoint the exact place of the property. You can do this by moving the marker along the map until you reach the desired location, then click on the ‘Save Position’ button. If you don’t want the exact location to be visible, mark only the city. If you have pinpointed the property in Google Maps, it will be found by Search by Map option (link). Your properties will appear in the Search by Map option only if you have Advanced or Pro account. For more information go to ‘DPANEL’ → ‘Status of DPanel’
1.2. Type of deal – a list from which you can choose:
- Sale
- Sale of Titles
- Rental
- On day
If you are going to add more properties with the same ‘Type of deal’, check the ‘Remember’ box.
1.3. Property type – a list from which you can choose:
- Residential Properties (Apartment, House, Villa, Complex, Room/Part of house, Residence, Castle, Building land, Garage and more)
- Commercial Properties (Office, Bar/Restaurant, Shop, Store, Indistrial Area, Gas Station, Parking and more)
- Agricultural/Industrial (Land, Vineyard, Forest, Farm/Ranch and more)
- Investment Projects (Real Estate, Trade, Infrastructure and more)
- Ready Business (Agriculture/Pets, Arts/Crafts/Antiques and more)
1.4. Property Labels vary depending on the Property type. For example, if you have chosen ‘Apartment’ in Property type, you will see four options in the Property Labels field: Penthhouse, Studio, Maisonette and Apartment in Apartment-complex. Accordingly, if you have selected ‘House’ from the Property type list, your options in the Property Labels would be: Town House, House without a yard, House and yard and House in complex.
1.5. Total number of rooms appears and disappers depending on what you have selected in the Property type. For example, if you have selected ‘Complex’ from the Property type list, then the option Total number of rooms won’t be displayed. However, if you have chosen ‘Apartment’, you will be able to choose the total number of rooms, in the interval 1 to 7+.
- Number of bedrooms appears and disappers depending on what you have selected in the Property type. For example, if you have selected ‘Complex’ from the Property type list, then the option Number of bedrooms won’t be displayed. However, if you have chosen ‘Apartment’, you will be able to choose the number of bedrooms, in the interval 0 to 7+.
- Number of bathrooms appears and disappers depending on what you have selected in the Property type. For example, if you have selected ‘Complex’ from the Property type list, then the option Number of bathrooms won’t be displayed. However, if you have chosen ‘Apartment’, you will be able to choose the number of bathrooms, in the interval 1 to 7+.
- Area (m2) – a field where you can enter the whole areaof the property in square meters.
- Living area (m2) - a field where you can enter the living areaof the property in square meters.
- Common areas (m2) - a field where you can enter the areaof the common parts of the property in square meters.
- Plot (m2) - a field where you can enter the areaof the plot of the property in square meters.
- Area from (m2) – a field that appears and disappers depending on what you have selected in the Property type. In Area from you have to enter the smallest area of the property. For example, if you have selected ‘Complex’ from the Property type list, in Area from enter the number for the smallest apartment in the complex.
- Area to (m2) – a field that appears and disappers depending on what you have selected in the Property type. In Area to you have to enter the largest area of the property. For example, if you have selected ‘Complex’ from the Property type list, in Area to enter the number for the biggest apartment in the complex.
- Price (€) - a field where you can enter the price of the property.
- Price from (€) – a field that appears and disappers depending on what you have selected in the Property type. In Price from you have to enter the lowest price of the property. For example, if you have selected ‘Complex’ from the Property type list, in Price from enter the lowest price of an apartment from the complex.
- Price to (€) – a field that appears and disappers depending on what you have selected in the Property type. In Price to you have to enter the highest price of the property. For example, if you have selected ‘Complex’ from the Property type list, in Price to enter the highest price of an apartment from the complex.
- Payment type – you can select simultainiusly multiple different ways of payment. The options are as follows:
- Mortgage
- Leasing
- Installment plan
- Price negotiable
- Crisis Sale
- Real estates discount
- No fee for Buyer
2. Details – a section that includes comprehensive information for the type of construction, stage of completeness, the purpose of the property, date of completion and other property features.
2.1. MLS ID – enter the identifier for the service Multiple Listing Service (if you have one)
2.2. Ref Number – enter a reference number for the property for easier processing, especially if you have published a lot of properties already. The reference number can be the same as the one of the property in your own website.
2.3. Stage of completeness – drop-down list from which you can select the degree of completion of the property. The following options are available:
- New construction
- Completed new developments
- Development in progress
- Old building
- Act 16
- Off plan development
- Finishing stage
If you are going to add more properties with the same Stage of completeness check the ‘Remember’ box.
2.4. Type of construction - drop-down list from which you can select the type of construction of the property. The following options are available:
- Panel
- Brick
- EPK
- PK
- Wooden
- Prefabricated house
- Wooden house
If you are going to add more properties with the same Type of construction check the ‘Remember’ box.
2.5. Property purpose - it is possible to select multiple different uses of the property. The following options are available:
- Luxurious
- Time share
- Inexpensive
- For investments
- Retirement property
- Secondary
- Others
2.6. Completion Date – you can choose the date of completion from an integrated calendar, where you can easily select day, month and year.
2.7. Floor – fill in this field with the number of the floor where the apartment is situated (this option is visible for only some types of properties).
2.8. Building Floors – enter the number of floors in the building.
2.9. Number of apartments – enter the number of apartments in the building.
2.10. Property Features - it is possible to select multiple different properties of the estate. Some of the possibilities are: furnished, new windows, AC, fireplace, heating system, elevator, security, sea view and more.
2.11. Parking – you can choose the type of parking available near the property. It is also possible to select multiple different types. Some of the options are: allocated parking, detached double garage, garage, off-street parking, parking place, unredground parking and more.
2.12. Characteristics of the area - it is possible to select multiple different properties of the region, where your property is situated. Some of the options are: first line to the sea, SPA, rural countryside, in/near to ski resort, in/near to town and more.
2.13. Agent fee (€) – enter the broker’s commission.
2.14. Notary fee (€) – fill in the notary tax.
2.15. Additional tax (€) – fill in the amount of any additional taxes if necessary.
2.16. Maintenance fee (€) – enter the sum for maintaining the property.
2.17. State tax (€) – fill this field in with the amount of the state tax.
2.18. Utility tax (€) – enter the corresponding amount.
2.19. Open for viewing – from a drop-down list select Yes or No.
2.20. Heating – choose the type of heating system in the property. The possible choices are: Gas, Heating, Geothermal energy and Photovoltaics.
3. Description – in this section you can write title, subtitle and short description of the property for your ad. In the right part of the tab there is a drop-down list, from which you can select the language you would like to write the ad in.
3.1. Title – write the title of the ad.
3.2. Headline – here you can enter the subtitle you wish to be visible in your ad.
3.3. Description – text editor with options for formatting texts.
4. Pictures – in this section you can upload pictures of the property. This is done is several simple steps:
• Start by clicking on the ‘Add files’ button in the left part of the tab.
• Next, choose the files you would like to upload from your computer.
• The third step is to click on the ‘Start uload’ button, which is right next to ‘Add files’. You have to wait some time until all of the selected pictures have been uploaded.
• Last spet is to save the ad using the buttons ‘Save’ or ‘Save and Continue Edit’ that are located in the top right part of the tab.
After you have save the ad, the pictures will be visible in tabular format. You can then edit them further. It is possible to add a short description to each photo in the ‘Label’ field. Moreover, you can sort the pictures in the secuqence you would like them to show by entering the respective number in the field ‘Sort by’. If you want to delete pictures, simply tick the box ‘Remove’. After you finish editing the photos, make sure you save the ad.
5. Media – here you can upload multimedia information for each of your ads. The possible options in this sections are as follows:
5.1. Presentation (.pdf) – you can compile a presentation with additional text and pictures, which will better advertise your property. All users of Domaza would be able to donwload this presentation or watch it directly in their browser with only one click. To upload a presentation click on the ‘Browse’ button and select the file from your computer. The presentation can only be in .pdf format.
5.2. Floor Plan (.pdf) – The floor plan can show the overall allocation of the property. All users of Domaza would be able to donwload the plan or explore it directly in their browser with only one click. To upload a floor plan click on the ‘Browse’ button and select the file from your computer. It must be in .pdf format.
5.3. 360° view – Video, in which you show the property in 360° rotation. If you enter the webadress of the panorama, it will be visible in the ad. All users of Domaza would be able to look at it with only one click. Eneter the webadress of the panorama, in a format similar to his one: http://www.mysite.com/video.mov
5.4. Property Website – enter the website of the property (if there is one). With just one click all users will be redirected to the official website of the property. Suggested format: www.mysite.com
5.5. Youtube Video – Link – If you have a profile in Youtube and have uploaded videos of the property, you can put a link in the field. The link will be visible in the ad. Suggested format: http://www.youtube.com/watch?v=nlgUfAE4
5.6. Online camera (mjpeg) – all users will be able to see the property in real time. It is advisable to install an online camera if the property is stil under construction, that way, all prospective buyers and the investors can see the stages of construction. If your property has an online camera already installed, simply enter the webaddress. Suggested format: http://mysite.com/webcamera.mjpg
4. Status – there are two choices for your ad – either ‘Active’ or on ‘Pause’. If the ad is ‘Active’ it will show up on your site, as well as on the Domaza websites. If the ad is set on ‘Pause’, then it will only be visible for you.
5. Owner – in this section you can enter information about the owner or the company building the property. This information will be visible for you only. If you do not want to enter anything, simply leave those fields empty.
6. Suboffers (for Advanced/Pro users only, link to ‘DPANEL’ → ‘Status of DPanel’) – this section is only active if in Property type you have selected ‘Complex’. In the suboffers, users can save the available, reserved and sold apartments in a complex. Each of those apartments can be entered as a suboffer, with data for its total and living area, type, price, floor, number of rooms, bedrooms and bathrooms, floor plan, image and more. You can add a new suboffer by clicking on the ‘Add New Suboffer’ button.
Each suboffer can have a floor plan, which you can upload in .pdf format only.
Each suboffer can have up to 10 pictures with maximum size of 512 KB each.
If you need to delete a suboffer, just put a mark in the ‘Delete’ field and then save the ad.
